Straight terms, plainly written

What you give us. When you write to us, ask for a tour, request a valuation, join the Canyon Letter or create an account, we collect what you enter: your name, email address and phone number, your message, and — for a valuation — the property’s address and details.

Your account, if you open one: your sign-in email and password (the password is held by our sign-in provider in scrambled form; no one here can read it), the homes, searches and collections you save, any notes you leave on them, and your contact preferences.

How you use the site. Like most websites, ours keeps a simple record of visits: a random identifier stored in your browser, the pages and listings viewed, the page that sent you here, and the campaign tags on a link you followed from an ad or an email. This record is our own — it is not passed to advertising networks. If you later write to us or open an account, we connect that history to your contact record, so Julian can see which homes caught your eye.

We never ask for payment details, Social Security numbers or bank account numbers on this site, and we ask you not to send them.

To answer you: a reply from Julian, a tour, a valuation, and follow-up about the home or search you asked about.

To keep you informed, when you want it: the saved-search alerts you set up, the Canyon Letter if you join it, and occasional follow-up emails and market updates after an inquiry. Every one of them carries a one-click way to stop.

By phone or text: if you give us your number, Julian or our agents may call or text you about your inquiry. Say the word and we stop. We do not send automated or prerecorded marketing calls or texts.

To keep the site working and safe: preventing spam and abuse, fixing problems, and learning which pages are useful.

We do not sell or rent your information, and we do not share it with anyone for their own marketing.

A few service providers run parts of the site for us and handle your information only on our instructions: website hosting (Vercel), our database and account sign-in (Supabase), email delivery (Resend), and spam protection (Cloudflare Turnstile, which checks the browser on pages with a form). Listings held by other brokerages, and their photographs, are supplied by the MLS through the Spark platform of FBS (Financial Business Systems, Inc.). When you view one, your browser may load its photographs from FBS’s servers. We do not send FBS your contact details.

Otherwise we share it only when you ask us to — introducing you to a lender, inspector or title company, say — or when the law requires it.

The site stores the visit identifier described above in your browser, and remembers whether you prefer the light or dark edition. If you sign in, a cookie keeps you signed in. Cloudflare’s spam check runs on pages that carry a form. We use no advertising cookies.

Do Not Track: the site does not currently change its behaviour in response to a browser’s Do Not Track signal.

Every newsletter, alert and follow-up email we send has an unsubscribe link, and a saved search can be deleted from your account at any time. To stop calls or texts, just tell us.

You may ask what we hold about you, ask us to correct it, or ask us to delete it and close your account — write to julian@zionluxuryproperties.com. We answer within 30 days.

We keep your details for as long as we are in touch, and afterwards only as long as the law or our brokerage records require. We protect them with encrypted connections, access limited to our own team, and the safeguards of the providers above. No system is perfect, which is one more reason never to send sensitive financial information through a website form.

This site is not meant for children under 13, and we do not knowingly collect their information.

Homes listed by other brokerages come to this site through the MLS’s IDX program and are marked with the office that holds them. Listing information is provided for consumers’ personal, non-commercial use, is believed reliable but is not guaranteed, and should be verified before any decision that depends on it. A home shown may since have sold or been withdrawn.

Utah is a non-disclosure state: sale prices are not public record, and we never publish one. A sold property is shown at the price it was listed at, labelled as such.

A valuation from us is a broker’s opinion of value, not an appraisal.

By using this site you agree to these terms. It is here to help you find, follow and ask about homes; please use it for that, and not to copy, scrape or republish its listings, photographs or text.

Browsing, saving homes or opening an account does not make Zion Luxury Properties your agent, and these terms create no representation or fee. Representation begins only with a written agreement you sign — for buyers, before touring a home together.

Listings, prices, measurements and descriptions come from the brokerages that hold them and the MLS. They can change, or be wrong, without notice. Nothing on this site is an appraisal, a survey, an inspection, or legal or financial advice. The payment calculator is an estimate from figures you enter, not an offer of credit.

Listings held by other brokerages reach this site through the MLS’s IDX program by way of the Spark platform of FBS (Financial Business Systems, Inc.). Your use of that listing information is also governed by Spark’s Consumer Terms of Use, at sparkplatform.com/docs/terms_of_use/consumer, which allow it only for your own interest in buying, selling or leasing a property. Keep your password to yourself; you are responsible for what is done with your account. We may suspend an account that is used to misuse the site. You can ask us to close yours at any time.

The photographs, films, writing and design on this site belong to Zion Luxury Properties, to the brokerages and photographers who made them, or to the MLS, and may not be reused without permission.

The site is provided as it is. To the extent the law allows, we are not liable for decisions made on its information, or for interruptions and errors. These terms are governed by the laws of the State of Utah.
